Lehi has a lot of new construction, and buying from a builder is different from buying a resale home. Ask these before you sign.
- What’s included in the base price? Model homes often show upgrades. Get a written list of what’s standard.
- What’s the lot premium? Corner lots, views and cul-de-sacs can add real cost.
- What are the HOA fees and rules? Ask what they cover and whether they’re likely to change.
- Are there incentives for using the builder’s lender? Sometimes they’re worth it. Compare the full loan offer, not just the incentive.
- Can I bring my own inspector? Yes, you should, even on a brand-new home. A pre-drywall inspection catches issues while they’re easy to fix.
Bring your own agent
The builder’s sales rep works for the builder. Your own agent costs you nothing extra in most cases and is on your side when you negotiate upgrades and closing costs.
