Sandy is one city, but buyers often find two very different markets inside it.
East bench
- Bigger views and quicker canyon access
- Larger lots and more custom homes
- Steeper driveways, so ask how snow removal works
- Usually a higher price per square foot
West side
- Closer to I-15 and TRAX stations
- More homes at entry and mid-level prices
- Flatter streets and easier winter driving
- Quick access to shopping and dining
Buyer tips
- Check the slope. A north-facing driveway can hold ice all winter.
- Ask about the HOA. Some newer pockets have one; many older neighborhoods don’t.
- Look at school boundaries if they matter to you. Sandy is served by Canyons School District, and boundaries can split neighborhoods.
Want to see both sides in one afternoon? We can line up a tour that compares them side by side.
